I know the only thing most people want to know, How much do we charge? The average brokerage charges 6% commission of your sales price, ItsYourSale.com only charges 4.5%! Well ItsYourSale I see advertisements for Assist2Sell saying they can sell my home for $2495. They are way cheaper why shouldn't I just sell through them? Well It is true they can sell your home for as low as $2495 but that is for a home that is less then 200k and it is not listed on the MLS. If you want to go on the MLS you have to pay an additional 2.5% + the $2495. So if your smart and you do the math you will see our 4.5% is a great deal and you are listed on the MLS and we do more internet marketing.
Well ItsYourSale why not list through BuyOwner they say No Commission, No Kidding! Well that is true but they do not list you on the MLS you are only on there website. They are basically charging you just to go on there website. You also get charged upfront between 2k-9k to go on one site and a site that is not accessible by all realtors. Most buyers work with realtors and a realtor will not show a home that is not on the MLS.

Played perfect poker and still lost
So I sat 2/5 no limit at the Tampa hard rock casino yesterday and figured I would play some poker. I know I’m a great poker player and like Phil helmuth said if luck wasn’t involved I would win every time. It really is not a game of skill but luck! I hate that TV and everything tells you that it’s a skill game and a sport but it is certainly not. Especially when I go all in with pocket aces and my opponent has pocket 7’s and of course hits the two outer and wins. Not skill. JUST LUCK! Then I get up a couple hundred and pick up K, 10 of spades on the button. The flop comes 10 of hearts, 8, spades, 4 of spades. First position raises and second calls and I just call at this point because I’m feeling great about my hand especially when the King of Diamonds comes on the turn. I know have top two pair with a flush draw. First position raises, second position calls, and I reraise. First position goes all in, second position goes all in and I have no other choice but to go all in as well. First position flips over King 8 two pair, second position flips over a spade flush draw lower than mine. I am dominating the hand and second position hand is dead he cannot win and first position can only win if an 8 comes on the river. Well the river is flipped and it’s an 8. He hit his two outer and wins an over $1200 pot. A pot in which I should have been stacking in front of me get stacked by some idiot from Turkey that doesn’t even know how to play cards that well. He then of course after the hand goes into the I’m the ambassador of poker and starts talking about how he is so good. I hate that the most in poker when someone hits a miracle for a win then afterwards just doesn’t shut up but he talks like he knew what he was doing. I told the guy I was like “hey buddy you’re not good at poker I’m way better then you, I had you dominated in that hand and you hit a miracle river. 2 cards out of the 27 that are left”. So you see my frustration even though your chances of winning at poker are so much greater when you have a 98% chance to win the pot, your opponent still has 2% and trust me those 2% miracle draws hit a lot more then you think. It’s a skill game but it also takes a lot of luck to be successful in poker. I do not recommend it to anyone!

Poker is rigged
The problem is I have no evidence, the media and the world have just conjured up this great scheme. It's like "THATS POKER" it's not! It's miracles that seem to keep happening over and over again. Online Poker is rigged! How else do you think they have the millions and millions of dollars for ad campaigns telling you to come play for free on there .net websites? How would they make any money if we play for free? How did the founders of partypoker cash out of there business last year with close to a BILLION dollars each? ITS RIGGED!

Vonage is terrible DO NOT BUY THE CHEAPER THE WORSE!
Vonage is terrible I have had it for my business for a couple of months and I have disconnected because the reception is terrible. I live in the heart of Orlando, Florida and have the best internet connection you can have so I know it's not my end. There customer service is outsourced obviously to India and it is crap. I literally have to spend like three to four hours on the phone and go through a series of there stupid internet speed connection steps. I'm like "HELLO" I know my internet is fine and obviously the india customer service people are just following instruction but christ it's frustrating so I have canceled the service and now with the regular phone company. Yes it's a little more expensive but in my eyes much more worth it!
A word about flat fee ml listings
With the market as slow as it is right now, many people wonder about doing flat fee MLS listings to help sell their house and save on their bottom line. During a buyer's market, sellers need all the marketing exposure they can get. In spite of all the marketing that a good real estate agent can provide you, still the #1 thing that sells most residential properties is being placed in the local MLS. Additionally the local MLS will automatically upload your property's listing onto many real estate internet sites like www.Realtor.com, realestate.yahoo.com, realestate.msn.com, and many local and state property sites like fl.living.net . Many of the local Realtor associations have deals with their community newspaper to upload their entire MLS onto the newspaper's classified sites under an MLS search page. For instance in most of Central Florida, our MLS database loads directly onto www.OrlandoSentinel.com .
Many of the big-named corporate real estate firms will discourage flat fee listings over their traditional high-priced model. Although I agree it is good to have a full-time knowledgeable marketing person helping you sell your house during a buyer's market, I personally believe (and it is my experience that many consumers do as well once they find out about flat fee services) that it is an expensive price to pay for these marketing services. Now I am not one to be a cheapskate by any means, but if you figure a listing agent earns 3% on a $250,000 house sale, the commission is $7,500. (Disclaimer: Commissions are negotiable and not set by law.) Even if they put a staggering 50 hours exclusively into your listing, they are billing you at $150 per hour. Yes they have to split it with their broker and pay for marketing expenses, but so do most lawyers and doctors who bill similar amounts and have a staff, partners, and overhead. Something to think about anyway. I know being a Realtor myself that I will be happy to take as much commission as possible out of a transaction, but I am always negotiable with what I will charge. You would be surprised at how many Realtors tell me they lose the listing because their broker will not allow them to negotiate on the commission they charge.
If you look at MLS statistics you will discover that 70% or more of all listings are sold by another Realtor and not by the listing agent, so the big key is to get it into the MLS to dramatically increase the exposure. But you do not want to go with just any old broker who can throw your listing up on the MLS. There are big differences between brokerages and many of the smaller outfits or the deep deep discounters do not provide the perks, experience, or assistance to help you properly market and sell your property. Just a quick example.
We did a flat fee MLS listing last Fall. It was overpriced, and I told the sellers so. But with flat fee MLS listings, we make recommendations only and let the sellers make the final decision if they want to list it in the MLS. After about 2 months, they decided to cancel their listing with us and list with one of those full-service Realtors who do radio talk shows. I am all for more marketing and was quite curious to see what would happen. Bottom line is that these sellers dropped the price 50K under what they had it listed with us, and after 6 weeks of marketing and a few more price drops, surprise surprise it still had not sold even with a full-service Realtor advertising on the radio every week. They did end up re-listing with us and it eventually sold through the MLS after a total of about 7 months on the market and about 75K in price drops. The price it did finally sell for was a little under what they could have sold it for back in the Fall with proper pricing, but prices have been falling some in Orlando and they were quite motivated to sell.
Of course we also do full-service and menu-based service listings. Consumers are looking for choices these days and the traditional corporate real estate outfits are slowly losing market share to the non-traditional firms. Just look at what non-traditional firms have done to the travel industry and the stock brokerage industry.
